Over the past few years, the construction industry has been changing dramatically. One of the most important stages in the construction management and business management is the planning phase. They share similar two main levels of planning which are the strategic and operational planning. However, business management planning to decide in advance what should be done, and how to do it, when you do and you are done. Construction management and business management share similarity elements of planning such as, goals, policies, rules and procedures. Nevertheless, they differ in the chart when the standard is the time. Planning for the construction management regard only to the period required to complete a construction project. However, business management planning can be divided into long-term planning and short-term which aims to give a clear picture of business for the future.
The stages of the construction project management differ from the stage of business management, in several respects. There are many different aspect that will have key roles in the project management process. The presence of triple constraint will impact the project process. The relationship between the project scope, cost, and time will determine what changes will be implemented. These factors also impact the quality of the project and the knowledge of this will aid in the decision making process. The initial planning process of a construction project will be examined. A statement of need, goals and objectives, the stakeholders and project requirements, and project scope must be outlined. All of these areas will aid in the initiation and planning phase of the project. To ensure a smooth completion a project manager must understand the constraints involved and the development of the initial plan of the project.
The building and construction industry is a wide industry that encompasses many professionals. No one person does all the work from start to finish, many people are involved in teams that contribute to each stage of the works until completion.
Construction management or construction project management (CPM) is the overall planning, coordination, and control of a project from beginning to completion. Throughout this semester I learned many various information on construction management, from the bid package process to scheduling a projects. Also learned the various contracts and legal structure of a construction company. Overall this semester I learned the overall knowledge of construction management.
The design phase in the construction project life cycle is considered as a significant contributor to the project performance. Many researchers have considered this phenomenon as being dependent on the project success which comprises of quality, cost, time and sustainability. Nowadays, most of the construction projects must be delivered through the fast track, therefore it is difficult to co-ordinate between the specialists and personnel as there is no accepted platform of good practice in managing the design process (Bibby, 2003). Although some technologies have been developed and applied in construction projects, the performance of the construction industry is still considered low (Sacks & Goldin, 2007). (Aziz & Hafez, 2013) argue that the current technologies can only improve the management of the construction process, however, in improving quality of the projects effectively, it does not reduce cost and time of design and construction. This is referred to as the traditional method that is still in place and currently being practiced in the industry.
Planning: The plans and goals for the particular project are to be determined and an action plan for the same needs to be prepared. Whereas, in a construction company, the long-term needs and goals of the company needs to be focused while planning. The primary focus of all the team members should be on how to get the project completed within the timeframe in the best possible way for a project. In a construction company, the company needs to focus on the company operations and decide the best operations policy for the company which will benefit the business development model.
Construction activities are increasingly becoming more demanding in today’s dynamic world in terms of delivery and complexity hence requires proper management to ensure its timely delivery to desired standards. In order to meet planned targets it is vital to plan and sequence tasks at both (macro and micro) levels along with flow of resources for the activity. It is required to plan work and resources in a manner that the available resources can be best utilised to obtain optimal output.
To select a suitable procurement strategy for a construction project, there are some issues which need to consider. From all of those issues, there are 3 big issues that mainly affect the selection decision which are time, cost and quality.
