CHAPTER ONE INTRODUCTION Rationale of the Study Containerization is a system of freight transport that transports trade goods from ports to ports. This system is based on a range of steel intermodal containers (also "shipping containers").These containers are built to standardized dimensions and can be loaded and unloaded, stacked, transported efficiently over long distances, and transferred from one mode of transport to another. Thus, it provided an economic way to ship 90% of the world trade goods across the globe and as a result has benefited society in providing for a truly open market to buy and sell goods. Contractors find alternative ways of transforming them into buildings that will make an impact on the public. By using their expertise, they would be able to transform these used containers into something useful and beneficial. These containers would provide them the opportunity to acquire more projects and earn profit and of course achieving a sustainable competitive advantage. Through this, contractors are also able to add value to these containers that have once been unused. Extending the life of these discarded materials and providing affordable infrastructures to the people is a complete viable approach. Sturdy, convenient to transport and relatively cheap – these are some of the factors that have made the conversion of shipping containers into modern living and working spaces an ever growing trend in some other countries. However, little is only known about this innovation in Cebu. The proponents of this research study the supply and demand of these shipping containers. As end users create demand for the containers from the contractors as a finished infrastructures, these contractors are also creating a demand of raw shipping containers from the shipping companies. After thousands of years of using the earth’s resources, we have finally come to realize that we are destroying this beautiful gift we were honored with. Architects play an influential role in trying to preserve this gift by encouraging a multitude of strategies that can be more cost efficient in the long run, be more comfortable for its users, and most importantly, have a lower carbon footprint. Strategies can include drastic changes to heat and air systems, construction material selections, or even specific design details to the architecture of a building that would reduce the amount of energy it consumes.

There are many arguing points as to the validity of inspecting 100% of all incoming containerized shipping crates. According to Jim Kouri, “Over 12 million containers enter our country each year, and less than six percent are heavily inspected” (Kouri). Sooner or later our enemies will attempt to utilize this weakness in our national defense system to attack American citizens and our way of life. Protecting our homeland, protecting our resources and preserving our national defense infrastructure is something that can no longer be overlooked or delayed until tomorrow.

Imagine the quantity of Union Station in Kansas City, Missouri. 850,000 square feet of materials would have congested the area’s landfills if not for the efforts of preservationists and locals. Today, so much cultural, social, educational, and economic prosperities emanate from Union Station. Part of Union Station’s mission is “to embrace [the] role as stewards of Union Station, and to invite visitors and assist them in understanding the importance of historic preservation in contemporary society (About Us).” Remember the “fun” part of preserving? Advances in building materials continually improve and in turn boost living standards while reducing environmental impact. While some of these improvements only exist in research labs, many new building material advancements benefit the trade today. A few of these improvements come in the form of stronger, longer lasting building mediums, while others reduce carbon footprint and waste during production. Every container was handled 3-4 times at the terminals per journey and each terminal , the operators had to pay fixed fee to dock the vessel, per container for load and unloading also storing on land until being sent to another vessel. Each seaport run by local authority while the terminal were run by private operator. The containers terminal operators dominates the market by 4 global portfolio with combinesharing almost 30%. While others are largely single location operators.
